Home loans, explained before you talk to a bank

A home loan funds the purchase, construction or renovation of a house and is secured against the property itself. Tenures run longer and rates are usually lower than for unsecured loans, and the bank checks the property along with your income.

Who banks lend to

Salaried and self-employed borrowers with steady, documented income. Banks look at your income, your existing EMIs, your credit history, your age at the end of the tenure, and whether the property clears their legal and technical checks.

How much you can borrow

Banks fund a share of the property value and cap the EMI at a portion of your monthly income after existing EMIs. The exact share, the rate and the final amount are decided by the bank once it has seen your documents and the property papers.

What it costs

Interest is charged on the outstanding balance and repaid in equal monthly instalments. Expect a processing fee, valuation and legal charges, and stamp duty on the loan agreement. Use the EMI calculator to see how amount, rate and tenure change the monthly figure.
